Job Purpose

  • Management of all design and development guidelines, multidiscipline coordination, Project processes and systems as per RSG manuals to achieve robust and compliant Technical Delivery of Projects from Design to Defects Liability Period stage.
  • Provide 'hands-on' assistance to D+E team at Asset level to ensure excellence, efficiency and accuracy in technical delivery at every stage milestone. Ensure achievement of Project delivery as per RSG objectives and mutually agreed Contracts with Consultants and Contractors.
  • Create extraordinary real estate destinations through a deliberate process adopting excellence in design and construction, design and Project management, package-based delivery, BIM implementation, QAQC, Sustainability and Design/Build-to-Budget from Design to Defects Liability Period stage.

Job Responsibilities - Leadership

  • Support Project leadership on sizeable Assets from Design to Defects Liability Period stage.
  • Provide guidance to Consultant/Contractor teams and ensure communication.
  • Manage the team to ensure productivity, proper and timely delivery.
  • Work collaboratively within the team to achieve a complete and fully coordinated design.
  • Manage the technical delivery and construction of the Project.
  • Demonstrate ability to communicate through illustrations, verbally and in-writing.
  • Ensure the planned activities of the construction team to ensure that all work is carried out efficiently, in line with the strategic Project management plans, policies and procedures.
  • Ensure achievement of set priorities and objectives, manage performance, and provide ongoing feedback to meet the functional challenges and goals.

Job Responsibilities - Organizational

  • Provide 'hands-on' management of technical delivery from Design to Defects Liability Period specific to the Program, Project and Assets. Implement procurement strategies, packaging, deliverables, QA/QC implementation, time-schedule, budget, BIM, authority approvals/noc and sustainability to ensure successful outcomes.
  • Proactively participate in meetings with various stakeholders (internal and external) to prepare defined scope of work, schedule, milestones, packages and deliverables.
  • Assist to prepare all prerequisites (charters, agenda, minutes, reporting templates, BEP, guidelines, organization charts, communication matrix, QAQC, etc). 
  • Undertake detailed reviews and prepare comment trackers, RFI responses on Consultant and Contractor submissions at all stages inorder to align cost-plan and ensure compliance with RSG standards and overall objectives. Specifically, ensure all the materials used and work executed are as per Contract Documents.
  • Conduct site inspections, observe and compare works planned versus executed; and ensure that all works are delivered on time and to the required quality and report any areas of unsatisfactory performance to the Consultants and Contractors to ensure appropriate corrective action.
  • Take part in all meetings for Design and Construction, coordinate with Consultants and Contractors to check the provision of all resources as per manpower/staff deployment plan for work stages and priorities to achieve successful technical delivery of the Project. Implement any recommendations concerning construction works, discuss site issues and ensure compliance with Contract Documents.

Job Responsibilities - Organizational

  • Identify and manage Project changes and risks observed or presented by the Consultants and Contractors due to time, cost or quality of materials, its delivery or construction. Ensure implementation of measures such as change management, risk-sharing, mitigation or avoidance.
  • Control and monitor the progress and completion of Projects against budget, report and handle potential issues or delays to ensure design integrity is maintained throughout the Project. support value engineering and scope management to ensure budget, schedule, quality and design intent.
  • Communicate across the team to remain abreast with all technical details, work permits, approvals and progress. Prepare Project status, progress and design compliance report for management, particularly on cost monitoring.
  • Perform Project closeout upon notice from Contractor that the Work, or a designated portion thereof, is sufficiently complete as per Contract Documents to permit occupancy or utilization for use for which it is intended. Inspection to verify substantial completion of the Work. Review As-Built Drawings and Local Authority Approvals as submitted by Contractors. Closing out of the Contract with the Contractor and Taking Over Certificate Issue.

Job Requirements - Qualification & Experience

  • Bachelor’s Degree in Architecture or any related field.
  • PMP or equivalent (preferred).
  • LEED, WELL certified or equivalent (preferred).
  • Experience in sustainable design on atleast one Project (preferred).
  • Minimum 12 years PGE on Hotel, Resort, Residential and Staff Accommodations in Marine and Coastal Desert Context.
  • Expertise in technical Project delivery and Contract review.
  • Familiarity with BIM, deliverables and terminology in Contracts.
  • Experience with collaboration within BIM context, including cloud-based markups, consultant coordination and clash detection.

Manager will be based at Project sites and/or RSG HQ; and will conduct site visits and business trips as needed.
