Engineer - MEP

Job Purpose:

  • The Sr MEP Supervisor inspects the buildings routinely, identifies defects and initiates corrective actions. Inspects FM Service Provider works, certifies the same. Manages minor new works as in-house projects.

 

Job Responsibilities:

 

Technical Excellence

  • Inspects the building systems on daily basis, fulfils the daily checklist, raises work requests in CAFM in case of any anomalies noticed
  • Monitors PPM and CM progress, ensures works are done as per agreed KPIs
  • Recommends purchase of critical spare parts and consumables in a timely manner
  • Carries out thermal scanning of the equipment, building envelope on monthly basis.
  • Identifies potential points of failure in HVAC/Mech systems, or leaks in building envelope and liaises with Civil Engineer to fix.

 

Contractor compliance

  • Ensures all contractors and Amrak FM teams work under a valid PTW and works safely
  • Conducts spot checks and inspections during PPM/CM works at night to ensure contractors are working efficiently and with the right quality of deliverables;
  • Issues NCRs if performance is below par.

 

Government Agency Inspections

  • Prepares for MOI and CD inspections, conducts internal preparatory testing, ensures that system health, documentation and other prerequisites are proper and in place, compiles the necessary documentation and liaises with internal team to upload to government portal for necessary invitations, and attends inspections along with all necessary AMC specialists

 

Minor new works

  • Prepares documentation for executing minor new works (MNW) / additions & alterations (A&A) as in-house projects
  • Initiates materials procurement and carries out the MNW / A&A in timely manner

 

Job Requirements

 

Education:

  • Minimum of Diploma in Mechanical Engineering.

 

Technical Skills:

  • Must be able to understand electrical panel drawings
  • High level of knowledge in electrical and mechanical/HVAC systems in plant rooms including but not limited to MCCs, DBs and SMDBs, transformers, Fans, motors, various types of starter panels, Inverters/VFDs, UPS, Power distribution networks, Air Handling units, CRAC units, pumps, grease traps etc.
  • Strong working knowledge of job site safety as well as ability to complete a company specific safety orientation
  • Able to design and lead in-house renovation work involving conduits and cabling, fixing of switches and accessories, light fixtures installation, refurbishment or replacement of HVAC and mechanical equipment

 

Industry Experience:

  • 15 or more years’ experience in maintenance and fitout of high quality buildings such as hospitals, hotels/hospitality buildings, corporate headquarters. Construction or project delivery experience is not acceptable.

 

Management Skills:

  • Lead a team of workers from different trade disciplines and nationalities.

 

Personal Qualities:

  • Polite and courteous
  • Ability to manage and prioritize multiple tasks in a fast-paced environment; effectively manage time and meet deadlines with limited supervision
  • Coping with pressure and setbacks

 

Technology Skills:

  • Well versed with basic computer systems and software including Autocad.

 

Language Skills:

  • English languages proficiency

 

Communication Skills:

  • Excellent, proven interpersonal, verbal and written communication skills
