Job Purpose

  • The Associate Director of Marketing & Communications for Residential Development is responsible for defining, leading, and executing the strategic marketing and communications vision across Red Sea Global's residential portfolio, ensuring alignment with the organization's commercial objectives and long-term brand strategy.
  • This role provides strategic leadership across integrated marketing, communications, brand positioning, and demand generation initiatives, driving awareness, engagement, and qualified lead generation for Red Sea Residences.
  • Working closely with the Marketing Director and senior business stakeholders, the Associate Director will shape the residential marketing roadmap, ensuring all initiatives support business growth, sales performance, and return on investment.
  • The role is accountable for developing and executing asset-specific marketing strategies that enhance the positioning of each residential development while maintaining consistency with the Red Sea Global brand.
  • The Associate Director oversees the end-to-end planning, governance, execution, and optimization of integrated marketing campaigns across traditional and digital channels.
  • The position plays a critical role in strengthening Red Sea Global's presence within the luxury real estate market by developing compelling customer experiences and impactful communications targeted toward UHNWIs, HNWIs, investors, and strategic partners.
  • The Associate Director will lead relationships with external agencies, operator partners, and key stakeholders to ensure best-in-class marketing execution, brand consistency, and commercial effectiveness.
  • The role provides leadership to the marketing team, fostering high performance, innovation, collaboration, and continuous improvement while ensuring alignment with organizational priorities.

 

Job Responsibilities:

 

Functional / Technical Responsibilities

  • Develop and lead the overall marketing and communications strategy for Red Sea Global's residential developments, ensuring alignment with corporate objectives, commercial priorities, and brand positioning.
  • Drive integrated marketing campaigns across digital, social media, paid media, PR, events, partnerships, website, CRM, email marketing, content marketing, print, film, and experiential channels.
  • Lead the development of annual marketing strategies, go-to-market plans, and asset launch campaigns that maximize brand awareness, customer engagement, and qualified lead generation.
  • Partner with executive leadership, Sales, Development, Residential Operations, Commercial, Digital, Communications, and Events teams to ensure marketing strategies support overall business objectives.
  • Define customer segmentation strategies, buyer journeys, and audience engagement plans tailored to luxury residential buyers, investors, and international target markets.
  • Lead the strategic direction of content marketing, storytelling, and brand communications across all customer touchpoints.
  • Oversee the development of premium sales collateral, digital assets, brochures, films, presentations, websites, and brand experiences that reflect Red Sea Global's luxury positioning.
  • Ensure the Red Sea Residences website and digital ecosystem remain current, optimized, and aligned with evolving marketing priorities and customer experience objectives.
  • Establish marketing performance frameworks using data analytics, customer insights, market intelligence, and campaign reporting to optimize effectiveness and ROI.
  • Monitor industry trends, luxury consumer behavior, competitive landscapes, and emerging technologies to identify opportunities for innovation and continuous improvement.
  • Lead the planning, execution, and evaluation of international roadshows, exhibitions, investor events, launch activations, and strategic partnerships that enhance market visibility and support sales objectives.
  • Oversee relationships with creative, media, PR, digital, branding, production, and research agencies, ensuring exceptional delivery, commercial value, and adherence to brand standards.
  • Manage marketing budgets, procurement activities, agency contracts, and resource allocation to maximize return on investment while maintaining governance and financial discipline.
  • Develop executive-level presentations, business cases, campaign reports, and strategic recommendations for senior leadership.
  • Establish governance processes, performance metrics, and reporting mechanisms to measure campaign effectiveness and ensure continuous optimization.
  • Champion innovation by identifying new marketing technologies, automation opportunities, AI-driven marketing capabilities, and customer engagement solutions.
  • Lead, mentor, and develop a high-performing marketing team through coaching, succession planning, performance management, and capability development.
  • Foster strong collaboration across internal departments, external partners, and operator stakeholders to ensure integrated execution and consistent customer experiences.
  • Ensure all marketing initiatives comply with corporate brand guidelines, governance standards, regulatory requirements, and organizational policies.

 

Job Requirements:

 

Qualifications & Experience

  • Bachelor's Degree in Marketing, Communications, Business Administration, or a related discipline.
  • Master's Degree (MBA or related field) preferred.
  • Minimum 10 years of progressive marketing experience, preferably within a leading real estate developer, luxury hospitality, destination development, or mixed-use development organization.
  • Minimum 3–4 years in a managerial or leadership role, leading high-performing marketing teams and managing cross-functional stakeholders.
  • Demonstrated experience developing and executing integrated marketing and communications strategies for large-scale, high-value developments or luxury brands.
  • Strong experience within luxury real estate, destination marketing, hospitality, UHNWI, or HNWI sectors is highly preferred.
  • Proven success in leading large-scale product launches, integrated campaigns, brand development, and commercial marketing initiatives.
  • Strong understanding of customer acquisition strategies, CRM, digital marketing, performance marketing, marketing automation, content strategy, and analytics.
  • Experience managing significant marketing budgets, agency partnerships, procurement processes, and vendor performance.
  • Demonstrated ability to translate market intelligence and customer insights into commercially successful marketing strategies.
  • Strong stakeholder management skills with experience influencing executive leadership and collaborating across multiple business functions.
  • Excellent leadership, coaching, and people management capabilities with a proven track record of building high-performing teams.
  • Strong commercial acumen with the ability to balance creativity, brand equity, customer experience, and measurable business outcomes.
